Sunnybrook Plaza to gain another commercial center

SIOUX CITY -- Work is under way at the site of a 9,000-square-foot commercial center at Sunnybrook Plaza, just south of Lowe's.
The new center, set for completion early next winter, will become the new home of the Morningside location of the Tiger Rock TaeKwonDo Academy, United Commercial's Dick Salem said Tuesday. The academy's Morningside site currently is at 3110 Lakeport St.
So far, Salem said no other tenants have signed a lease for the Sunnybrook center, being developed by a limited liability company, W.K. Properties LLC, which has local investors.
"We just started marketing it,'' he said.
There would be 1,500 square feet available on the south end, and between 1,500 and 4,500 square feet on the north end, he said.
The project, he said, should help meet the growing demand for commercial space at Sunnybrook, anchored by Lowe's and Greatland Target.
Two other strip centers -- the Shoppes at Sunnybrook and Sunnybrook Plaza -- with a combined 30,000 square feet, are now fully leased, said Salem, who worked on both properties.
The two existing Sunnybrook strip centers, developed in the last four years, house a coffee shop, two wireless stores, a dental clinic, a chiropractic clinic, a hair salon, a fitness center, a flower shop and a flooring store, among other businesses.
