SPIRIT LAKE, Iowa -- About half the land for a proposed upscale housing development and golf course here has been rezoned.
Following a public hearing Tuesday night, the City Council unanimously voted to reclassify about 200 acres on the southwest edge of town from highway commercial to multi-family use.
Des Moines-based developers Marty and Alex Benkin propose to build the Iowa Great Lakes Lifestyle Center on a 415-acre site between U.S. Highway 71 and Hill Avenue, north of 175th Avenue and south of 41st Street.
The developers have options on the remaining 200-plus acres, which is currently outside the city limits. City Administrator Mark Stevens said the petition is being prepared to voluntarily annex the farm ground. After the annexation is complete, the city will consider rezoning that property as well, he said.
The lifestyle center would combine more than 600 residential lots with an18-hole golf course, designed by Nicklaus Design, the global design firm founded by golf legend Jack Nicklaus. The development also would include a hotel and retail stores.
The golf course would be managed by Scottsdale, Ariz.-based Troon Golf, the world's largest upscale-brand golf management, marketing and development company.
Earth work on the project is scheduled to begin next spring, with construction expected to start shortly afterward.
